Chip seal is the right answer when a long rural drive needs more than gravel but a full asphalt mat is over budget. The surface is built by spraying a layer of asphalt emulsion onto the prepared base, immediately laying a uniform layer of rolled aggregate on top, and rolling it in to lock the chips into the binder. The result is a rough textured, durable surface that handles vehicles, gives excellent grip even when wet, and lasts ten years or more with periodic upkeep.
We use chip seal mostly for long residential driveways out in the county, farm roads, ranch access drives, private lanes shared by a handful of properties, and parking areas where a textured surface fits the use better than smooth asphalt. The cost per foot is significantly lower than full hot mix paving, which is what makes it the practical choice for surfaces longer than a typical residential driveway.
The texture also gives you better traction in wet weather, which matters in steep terrain.
